
CHURCH STREET
The site consists of an extensive, irregular shaped area of 0.22ha that stretches between Church St with Brick Row to the south and the rear garden boundaries of the Lansdown properties to the North. Additional adjacent land owned by the applicants stretches between the application site and a narrow, gated entrance onto Lansdown Rd but does not form part of this application.
The site has existing vehicular access via both of those road frontages. Various configurations were considered and studied, taking into account the number of units, access, parking and relationship to neighbouring properties and local street scene. The strategy arrived at is 12 townhouses in two terraces of 6 houses each, one row along Church St/Brick Row and a second behind, angled away from the lower Lansdown properties to avoid overlooking.
The houses are arranged simply around a central stair and bathroom core with a room on either side on each floor: on the ground floor a living room at the front (south) and kitchen/diner at the back (north) that opens out onto a large garden deck at ground floor level. This deck is surrounded by 1.8m party fences to either side and a 2m fence at its northern end to afford the greatest privacy to occupants and neighbours. The deck sits above a large covered parking area for two cars that gain access to a basement store and single-car garage that stretches as far under the house as the stair core and access to the house above.
