The new layout will accommodate the needs of the new residents and enhance their day to day life. The design creates comfortable spaces and connects the exterior with the interior. A new terrace is proposed with immediate access from the existing WC on the Ground Floor level. The basement plan proposes an extended family room with double doors. A new bicycle store has access to the front and a new stairwell in the same place as originally designed. This will bring fluid movement between these two floors. On the Ground Floor, the kitchen and dining room are proposed as open-plan spaces connected by a double glazed door. This will create a spacious and well-lit room. The First Floor plan shows the removal of a stud partition in the corridor. A new door is proposed from the corridor, with a new partition enclosing a new bathroom space. On the Second Floor, the master bedroom has been placed at the back, where the sound levels are more suitable for sleeping. We have proposed an en-suite, with a wall and clerestory to bring light into the wardrobe. In addition, the stairwell will be reinstated to the original design, to create access to the third floor from the corridor. The alterations to the third floor are proposed to give a suitable head height changing the internal non-historical ceiling, adding insulation accordingly to the guidance from Historical England Construction Method and keeping the existing levels.
We propose secondary glazing to all windows in order to follow a sustainable design. This will reduce carbon emissions throughout the year. The materials used will be procured from reliable sources. (Please refer to retrofit news from Mitchel and Dickinson and any other information provided)
The proposed design retains the original walls and details, so returning to the original layout as closely as possible. A minimalist approach was adopted in the new layout to reduce the amount of spatial sub-division in this way volumes are maximised, reflecting the original spatial arrangements. Therefore, the historical characteristics of the building are both respected and enhanced at the same time.

The existing dwelling was extensively surveyed. We created a digital model where the existing and proposed design can be seen as 2D drawings or as a 3D printed model. The overall strategy of the proposed development is to carry out as little work as possible to the original structure. The client’s brief aims for a traditional exterior and minimal interior interventions into the original fabric of the building. With that in mind, we have made a series of simple and clear design decisions.
The new window will match the existing style and detail to produce a cohesive elevation in keeping with the period of the original property. We propose to add suitable secondary glazing to the existing window. This will enable us to keep the existing characteristics of the windows. The alterations in the rear of the property will include a new stone terrace and minimise the volumes of the rear elevation. These changes can be justified by the current living standards of modern life, to which gardens, terraces and balconies are of key importance.
This design provides a clear distinction between the old and the new. As many details as possible are retained and restored from the original design. Such details include: existing cornices, skirting, dado and picture rails that will be returned the original detail.
